The Mansfield Ski Village is a transformative redevelopment in the Mulmur Hills, reimagining the existing ski club as a vibrant, year-round destination.

Centered around the renewed clubhouse, the project introduces a compact, pedestrian-focused village that blends residential, retail, and recreational uses within a cohesive alpine setting.

The development is organized as a network of small streets and gathering spaces, with approximately 10,000 square feet of ground-floor retail and ski services supporting the club’s operations. Above, nearly 90 stacked condominium units provide a mix of housing options, creating an active and engaged community tied to the landscape and seasonal activities.

Public spaces are integral to the design, including arrival and drop-off areas, as well as a central square designed for social events such as bonfires, barbecues, and club gatherings. The architectural approach emphasizes a village scale, balancing density with a warm, informal character that enhances the ski experience.

Key planning considerations include servicing infrastructure, stormwater and sewage management, and ensuring safe access for emergency vehicles. The result is a thoughtfully planned alpine village that strengthens the identity of Mansfield Ski Club while supporting its long-term growth and evolution.

Monza Condominiums, St Clair Ave W

+VG worked in association with Studio AC on this new condominium development which includes 76 residential suites and two commercial suites.

The building includes common areas for gathering and entertainment, fitness and exercise room, management office, mail room, bike storage, locker room, and roof top mechanical penthouse, along with outdoor amenity space. Additional amenities include full time security, concierge and management staff on site. Designed to minimize cost and maximize profit, the building has an 86% Energy Efficiency Rating (Total Sellable Area/Total GFA). This rating excludes underground parking, loading, bike and waste storage, and indoor amenities.

The superstructure building is poured-in-place concrete load bearing walls and columns with poured concrete floor and roof slabs and integrated balconies with structural thermal blocking. The exterior cladding is comprised of Precast concrete (brick pattern), and aluminum pre-insulated sandwich panel with extruded aluminum entrances. Balcony railings are aluminum supported glass rails.

237 Sherbourne Senior’s Residences Adaptive Re-Use

The renovation and expansion of 237 Sherbourne Street transforms a 19th-century duplex mansion into a thoughtfully designed seniors’ residence within TCHC’s William Dennison community.

The project delivers 11 one-bedroom rental suites and two shared amenity spaces, combining heritage character with contemporary upgrades. Original features—such as brick detailing and high ceilings—are complemented by a refreshed material palette to create warm, dignified living environments within a tight-knit urban setting.

Originally conceived as an interior retrofit, the scope evolved into a more comprehensive intervention, including an expansion and the redesign of the adjacent courtyard at 310 Dundas Street. The project required close collaboration with diverse stakeholders, including tenants, accessibility advocates, and construction teams, to ensure the design responds to community needs.

Situated within a Heritage Conservation District, the design carefully preserves the Sherbourne façade while integrating modern performance and accessibility standards. Barrier-free design is central, with gentle entrance slopes, generous landings, and equitable circulation routes.

Enhanced sustainability measures include a high-performance building envelope and a target air-tightness of 1.5 ACH. Individual VRF systems provide efficient climate control, improving comfort and indoor air quality while reducing environmental impact.

Morrisburg Affordable Housing

The Morrisburg Affordable Housing project is a collaborative venture between +VG Architects and AXIA Design, developed for the United Counties of Stormont, Dundas and Glengarry (SD&G).

Located on the grounds of the existing Glen Morris Court seniors housing complex, the project introduces 17 two-bedroom rent-geared-to-income (RGI) units, expanding much-needed affordable housing within the community.

Identified through the County’s Housing Revitalization Plan, the development occupies adjacent greenfield land and represents the first phase of a planned multi-stage expansion. The design prioritizes accessibility, with a high proportion of barrier-free units, and emphasizes safety, durability, and a welcoming residential environment. Supported in part by CMHC funding, the project follows an accelerated delivery schedule while maintaining a strong commitment to design quality.

Efficiency informs the building’s planning and construction, with compact floor plates, stacked services, and consistent unit layouts helping to optimize resources. This approach enables a distinctive architectural expression, conceived as a contemporary interpretation of the neighbouring seniors residence. The building is articulated as three “large homes,” with varied rooflines and façade modulation that create a dignified yet domestic presence. A central courtyard and clear circulation strategy support both current use and future expansion phases.

Pembroke Affordable Housing

+VG served as Prime Consultant for the Pembroke Affordable Housing project, partnering with the County of Renfrew to deliver a compact, cost-effective multi-residential building.

Completed in 2023, the three-storey wood-frame development provides eight affordable units, including four one-bedroom and four two-bedroom suites, with one designed as a universal, fully accessible unit.

The project is thoughtfully integrated within a larger affordable housing site, with a design strategy focused on long-term adaptability. By maintaining a compact building footprint, the plan allows for future expansion and the addition of new units while preserving efficient site circulation, servicing, and parking infrastructure. This “future-proofing” approach was developed in close collaboration with the client early in the design process.

Emphasizing practicality and durability, the building balances efficient construction with livable, well-proportioned interiors. The result is a modest yet highly functional addition to the community—supporting current housing needs while accommodating future growth.

Treetops Resort Condominiums at Hidden Valley

Huntsville is physically defined by its natural setting of forests, granite, and water.

The environment has shaped the development of the community and contributed to the development of a woodland and waterfront character that has commonly been described as the “Muskoka Style”. One of the primary objectives for this development is the respect of the natural environment.

The proposal development, divided in six distinct phases, consists of three-storey, stacked town-homes buildings for a total of 13 blocks and 122 units, distributed along a winding road, on the south-facing slope of a hill. The site offers a spectacular view of the lake at the bottom of the hill. Landscaping has been designed to connect the buildings with the street and assist in the direction of vehicular and pedestrian traffic. The landscaping also reduces the visual impact of parking areas, loading areas, and garbage storage areas.

A recreation/utility Pavilion structure with washrooms, change room facilities, pool equipment storage, and a site servicing pump room is proposed at the core of the development, and nested within the slope of the hill.

Natural cladding materials with a warm palette of colours are used throughout.

Jackson Condominium Development

This Design/Build project with Vicano Construction involves a five-storey multi-residential redevelopment of an existing brownfield property in downtown Hagersville.

Adjacent to the “Rail Trail”, a church, baseball park and arena, the new condominium includes a variety of amenities such as a guest suite for visitors and a large meeting/reception room which extends to the rear patio. Residents also have access to private storage lockers and a bicycle storage room.

The building was constructed using cost-effective techniques including a completely pre-cast structure. Individual cooling controls with condensers were placed on the roof to maximize space.

Habitat for Humanity Housing Development

This project involved the redevelopment of an existing abandoned baseball field within an urban residential neighbourhood.

The new community-based affordable housing development has a multi-residential mix of ownership, with one, two and three bedroom units. The complex is designed to be cost-effective and durable and includes individual buildings (Blocks) of two and three storeys, each containing eight condo units for a total of 56 units.

Adjacent to a church, strip mall and residential development, the new stacked town condos take into account energy efficiency, common area green space and a degree of standardization across the property. Approximately 40% of the units are designated “Habitat” units for assignment to families in need.
